Growth areas in Philippines

Hi all,

I've been traveling around Philippines and really want to buy a condo: i) in an area that has tourism but not not too developed yet, ii) in an area where infrastructure is being invested in, iii) that has close proximity to the beach. Which areas do you think I should consider?

The purchase is for growth with a 5 year horizon, let's say. Balanced with Airbnb type rental. Could be at a price of P3-4M.

I was in Panglao, not a fan of investing in specifically Alona Beach though. Hard to find condos for sale in other parts. Siquijor has not much. Camaya Coast has a huge amount of criticism from previous purchasers cos promises not being kept. San Vicente sounds great, but no condos at this stage. Batangas has been mentioned, but there are different areas there. Other parts of Boracay are being developed, but seems like the other beaches may not be so great and prices are inflated (aside from current issues).

I'm not wanting to debate condo vs house/land etc, but would like suggestions to use the assumptions provided. I'm aware of buying through a reputable source etc and have good contacts in terms of a lawyer etc.

Hi SJK. Just my thoughts - for medium to long term, for either investment (ROI, and selling eventually) or as a business model for income (Airbnb) you will probably want to look for places where they already started with development or have advanced plans already. Your next criteria is the "beach". Apart from Boracay, there are not too many places where they build condos few minutes from the beach.

My suggestion would be looking at places that balance between accessibility, development, and nearby tourist spots. Two come to my mind:

Clark Free Zone: with the new international airport being developed, and a train from Manila to Clark, you will find yourself in a fast growing area that is very easy to access (international and nationally). And with a highway to Subic and up (Zambales, ideal for surfing). With views over mountains and mount Arayat, you have yourself a beautiful setting.
The other city I can think of, nearby beaches, easy access and fast growing, is: Cebu. Cebu is ideal for business people and starting point for many people on holiday, so probably not too hard to rent out your condo. With short boat rides to Bohol, you have yourself a place with comfort of a city, and short trips to beautiful beaches.

Of course, you can also look for more remote areas, but remember, we do have a raining season in Philippines, when beach is not the ideal place to be. So renting it out might be harder during those periods, as where in the city, your condo has different purposes.
