My grandfather just signed a contract with a female real estate broker to sell land in Dauin, Negros Oriental. Our problem is, he signed it believing that the land was going to be sold for 200 pesos/sqm (I don't think he read the contract at all). Turns out, the contract stipulated a price of 20 pesos/sqm, with 15 pesos/sqm commission for the broker for a total of 35 pesos/sqm.
My question is, is this even legal? I know a contract is a legal and binding agreement, but is there anything that can be done to lower the commission? I mean, 90% is insane! I'm not sure if my grandfather was just too distracted by the female broker (he likes women, he is a womanizer) to actually concentrate on the contract, or the broker had just taken advantage of a dirty old grandpa.
