Home owners dues in subdivision

Hi guys!!
I just wanted to ask regarding the rule of home owners association.
I just bought a land but apparently when i went to the subdivision i found out that the previous owner since theyre in US didnt pay the dues for years.
Ofcourse im only gonna pay the dues of the lot only from the time that i acquire it. Because its unfair for me if ill shoulder the prvious years when the pripertt is not even mine.
Any rules or law that can cover me? Or any suggestions? Thanks in advance

Tesslim I regret to inform you that you'll be paying for the association dues since you have already bought the land and it has already been transferred to you. Usually, before finalizing the sale, due diligence should be done such as asking for clearance from the home owners association.

Thank you for your reply. Can i make a case or a claim against the previous owner since again in the contract to sell.. it was written that i got the property without any encumbrance or liability.

Bad experiences in Philipine:

DO NOT buy properties from these 2 companies:
Empire East developers
Sta Lucia developers

My bad experiences:
-No title after full payment 4 plus year ago
-bogus electric bills even all breakers off
-wants more $ before title delivery as fees and office charges even I was told by salesmen no fee any kind in writing
-cutting shuttle buses service from strata services
-2 brand new toilets stopped working after a few days . Developers Refuse to replace them claiming I signed off the check list
