In the Philippines, licensed real estate brokers usually get three (3) to six (6) percent commission. The agents, who are under the brokers, get two (2) to three (3) percent commission.

If you are selling for an owner- seller, doing the "Due Diligence" then acquiring/ preparing Deed of Sale, having it notarized, plus the actual Transfer of Title and Registration are part of your responsibility. Commission rates vary per developer

Also, are they paid separately? Like, 5% for the broker and another 2% for the agent? Or will the agent take his/her 2% from the broker's 5% commission which means the broker actually gets 3%?

And can this be paid for by the buyer (including all other charges, taxes, etc.) so the seller can simply get the net amount?

bverdamn commision is 5% for broker and the broker will give 3% of it to the agent. it will depends on the agreement between the broker and the agent. you will just give the 5% commision to the broker and they will be the one to split it.

Related question. Is there less paper work when a buyer is paying full (cash)? Would you advise to hire an agent to do the paper works instead? If I need to, then how much do I pay as commission, considering I did the most important task of marketing the property and finding a buyer myself?

I am selling a property worth Php 3.150M which is for assume balance. Amount I have spent is 900k already and I'm just asking for 600k. Agent sets 200k as commission. I did not sign any document or ATS yet. The thing is I learned that ATS should be dealt with a broker. Also, the agent is not helping me either, I don't know what documents to provide but reading between her lines, she was saying that she sued a seller who didn't give
commission. I have word of honour but agent is not helping me what to do.

santi_flo that's the reason why, sellers do not just deal with a mere sales agent. their job is to simply bridge seller and buyer together. a lot of agents do not know legalities in papers and do not do due diligence which is required to be secured by the buyer. Indeed, there must be a broker. btw, a broker normally charge 5-7% commission. a mere sales agent is about 2-3% only. in you case, that 200k is 6.3% comm. then the agent cannot help you with the papers? be careful. we can help you out. we are a licensed. broker here btw. thanks.

If in case a client cancels his/her condo unit before bank loan, how much broker/agent gets as commission? Would it still be 3-5% from the total price of the unit?

In my case pareho ko kakilala si seller at agent. Sabi sa akin ni seller na ipakilala ko dw sya kay agent (na nakapagbenta ng own property nila at direct dw sya s buyer). I posted a property in Lamudi and the agent asked for an "exclusive" over the property. If the deal is closed do I have the right for the commission or just a referral fee? How much would be the referral fee?

There is really no fixed rate on the agent's or broker's fee, but the standard industry practice is 5% of the selling price (and there has been a court ruling determining this figure - a certain broker filed against a seller who did not pay him) [Note: do not confuse this with the commission rate given out by developers, which may go up to 7-8% due to additional incentives, etc.]. The rule of thumb is before you engage with any agent/broker, there must be an agreement (Authority to Sell or Lease) between the two of you (and note also that this is one of the things that your agent/broker doesn't tell you immediately - commission rates are negotiable). [Also, a kind reminder to not engage with unlicensed salespersons (I have nothing against them) but there is a law regulating the real estate profession. Engage or transact with licensed professionals only]. Thanks!

Ako po ay bumili ng kapirasong lupa sa halagang 700K at after mo magkabayaran through the agents
natuklasan ko na ang totoong halaga po ng lupa ay 500K lang, So ma maiksing salita lumalabas po na 28.5% po ang naging commission ng mga ahente. Anu po ba nag maaring gawin ko para po maibaba ang posiente ng commission ng ahente.

AidaBelison "nakabili" means that you have given the money already. The agent (who is most likely unlicensed) got his/her commission. You could have negotiated about the price in the beginning (not when the deal consummated already). Sadly, it will be difficult to get a rebate or whatever from 'colorum' agents.
